Its a HOT Real Estate market

I cannot believe how many people have called me in that past 2 weeks to sell their homes. At least 5 Home value reports have been asked for and 41 new registrations for information in the past 30 days. Not everyone is going to be a seller and not every inquire is to sell a home, however its amazing at the activity 

I listed a large brick ranch in the last 30 days and received an offer with in 24 hours. It was a very low offer and we were surprised at how agressive the buyer was with wanting a bargain  The offer never was accepted and with in 1 weeks another offer came in with a net the seller was so much  happier with. 

What are you seeing in your community ? Are there less signs in the yard , are there more stickers that show under contract.

Buying a home, big FHA CHANGES

Big changes for FHA

Need a home in Hampton roads? I’d love to help.

FHA annual mortgage insurance will remain on the mortgage for the life of the loan. This is the mortgage insurance paid monthly by the borrower. Once in effect, home owners will need to either refinance to a non-FHA loan or pay it off to no longer have mortgage insurance. Currently, the monthly mortgage insurance can be dropped after 5 years with proof the loan to value is less than 78%.
Monthly Mortgage insurance is going to increase. The annual mortgage insurance (remember, this is the one that is paid monthly) is set to increase by 0.10 basis points. FHA Jumbo loan will see an increase in the mortgage insurance by 0.05%.
The first bullet point is huge. It used to be that after 5 years you could prove you are under a 78% LTV and the monthly mortgage insurance would be removed. Now it will remain for the life of the loan until its paid off or refi’d into a convetional loan.
The second one will mean monthly payments are going up for FHA loans.
Obviously FHA feels like it is way over exposed in the marketplace and is looking not be the MAIN source of funding for home loans. They are also trying to increase their capital reserve so they can pay out the mortgage insurance claims on foreclosures. They’ve been hard it the last few years.

Do you get a flu shot

I’m sitting here watching the news stressing about all the terrible cases of influenza this year. And how it is going to be a terrible year with a peek and drastic illnesses. I’m a new mom and the baby is only eight weeks old I did not get a flu shot while I was pregnant. Now I’m panicking wondering if I should or shouldn’t. I do exclusive breast-feeding and I’m hoping that that will help in case I do get sick so that it’s not so bad on her.

I’ve never had the flu and I’ve never had a flu shot. I’m basically staying in for the entire winter and limiting any exposure to public places. I do try to wash my hands quite a bit and I think I’ll pick up some antibacterial gel. I don’t really have many visitors and I’m doing everything I can to keep her in a bubble.

So what’s your take for getting the flu shot and introducing bacteria and viruses to my body. If I don’t get the flu shot and I get sick it could be worse. Getting the flu shot or not getting the flu shot will that increase my child’s exposure.

Back online blogging.

Hey friends,

It’s been a few weeks since I did a blog. I have good reason I was 39 weeks pregnant on my last blog and my little one was born November 9. It’s been a little bit of a whirlwind. I’m a new mom at 40 and I really didn’t know what the heck I was doing. It took me a couple weeks to understand my little one cannot lead the way she wants her day to go. I had to take control swaddle do naps and time everything in a log. I now have a much happier baby.

She’s seven weeks old and I feel like it’s time to get down to business. I miss my real estate career but not so much that I would give up my time that I spent with her. Our days are filled with naps nursing and playing. It’s definitely the biggest joy of my life right now.

With all that said I’d still have to generate an income. So thankful for my new iPhone 5 I can do it much easier.

I realized a few days ago I could use Siri to do my blogging. Not only is it better for me but I can nurse I can rock and I can still play with my daughter as I blog and dictate information. So with all that being said this entire blog was dictated thankfully by Siri.

So, it’s now time to start blogging again. Of course my blogs are going to change a little bit and probably be a lot more about being a new mommy to this beautiful little girl, and real estate information and of course that is my income so if you know somebody needs to buy sell or invest in the Hampton Roads area I sure hope that you consider http://www.Buyhamptonroadshomes.com

39 weeks ‘!!!

Well we have made it to 39 weeks. Looks like the arrival of Aubrey will be coming very soon. Overwhelmed and anxious but excited all at the same time. Once she’s here I hope in a few weeks I’ll be able to transform my blog into something that reflects our life, our new daughter and our journey through IVF and success. I love to scour the Internet for mommy blogs to see their successes. I love to hear about their failures and also how they overcame the failures. I’m intrigued by a lot of do-it-yourself remedies.If you know a good mommy blog i should follow put in the comments and let me know. I’ve got tons of them and some I like more than others but all in all everybody story is definitely a journey to learn from. .

Time for an update

Hey followers,

As I reach the 38th week this little bugger is till BREECH. Im kinda flipping out and in a panic as the OB says whelp looks like a c section !!!!
WTF csection ? NO NO NO not if I can help it. Here is the new course of action for me

1. Webster method at the Chiropractor- Help line my pelvis and stretch my round ligaments. Ill go as many times as I can to ensure I have done what I can.
2. I am trying some options from Spinning babies- Inversion 15-20 seconds 3-4 times a day.
3. If I can I ll go to a community pool and do some inversion there as well.
4. Im setting an appointment in the 39+ maybe 40th week to do a manual inversion at the doctors office. The hope is all the stretching and aligning I have done if she did not turn on her own she may have room to settle in and its successful.
5. Last resort Im telling the OB i will NOT set a date for a c section I will wait till the baby decided its time to come out and we will then go in for one.

I have watched the Business of being born by Riki Lake. What an eye opener. I feel many moms don’t take the time to educate them selves on birthing options. Maybe they do and still choose to take the doctors advice. I wanted to be able to ask more questions about why what and how.

If our country is so great with medicine then why are we one of the countries with the higest mortality rate in the maternity ward ?

Maybe Im just reading to much. I know if this baby does not turn ill have to do a c section. Im okay with this as its would be a needed surgery for my safety and the baby’s healthy. I will NOT just set a date though.

My new Iphone 5 !

Things I noticed with my IPhone 5.
1. Bigger
2. Thinner
3. Brighter
4. No glass on the back like the 4 and 4s
5. Charge cord is smaller pins
6. Earphones speakers are different
7. Camera is better
8. Panoramic mode is amazing
9. No Google Maps
10. No Youtube is not native anymore
11. Need to update Itunes to sync it
12. When a call comes in you have options now on a reply
13. Do not disturb feature
14. Face time on cell network with IOS6
15.STILL LEARNING …….
I just restored it this am so Im going to play more with it today. Ill post more feature changes as I see them.
