I just finished helping a couple buyer their first home in Chesapeake. These are the experiences that warm your heart and make you grateful to be in the Real Estate industry.
I met Dale and Amanda through another couple I had worked with just a few months prior. They had already had an experience with another sales agent and it did not end so well. They were nervous and worried about having the same outcome and loosing a home again. When we met there were a few things we had to correct to get them ready to buy. Paul Murdock with New American Mortgage laid out the plan and we helped them stay focused and determined to work on these and with in 30 days they were A paper buyers ! We looked at about 15 homes over the course of a few weeks and they both kept coming back to the same one. I wanted them to see all sides to this home and told them everything I could see that might be a negative about the house before they made the finial decision. I wanted to be clear they were looking at not only the home they would buy, but the home they would have to eventually sell one day. After much discussion,they had made their decision and we wrote the offer. The home was perfect in every way for them , just the right size and exactly where Amanda wanted to live. Dale was extremely happy it was in excellent condition and well taken care of. Negotiations we smooth and we even got the seller to leave a brad new washer and dryer as a bonus. During the course of the home inspection we realized the roof was not going to last to much longer. I knew the price they were paying was a great bargain and the seller would not be willing to replace the roof so we opted to have an roofer price the home out and ensure it would be able to be done for under 3k. I renegotiated the terms raised the price of the home by 3k and we contracted for a roofer for after closing. I was concerned in a few year they would be looking at such a large expense and I did not want to have the burden them. Im very pleased with the way the whole process went we negotiated all the repairs, a new washer and dryer and a roof. The seller was kind enough to leave some yard tools and the Pierre’s are on cloud 9 with thier new home.
