I never realized there were so many options for counter tops did you ? Some years ago we wanted to update out kitchen countertops with something that stood out. We started to look at all the granite options and drooled over some slabs until we realized the cost. After a few more weeks of looking we decided to tile the countertops. 719 homes sold in January , 6.2% increase from January 2011
Median Sales price is DOWN again to a low of 160k 11% less then last year at 180k
14 months in a row the media sales prices have dropped
May 2004 is the lowest at 155k for the median sales price
37 percent of all closed sales were distressed homes
December had 938 closed homes and January was 719 a 23% decline
Listing inventory is increasing January numbers were 11,394 active listings up 2.7% from December but 18.8 percent Down from same time last year
We are still waiting for the market to stabilize. Prices are continuing to decrease as more and more distressed sell at lower values
A few months back I had a lead on a seller request for property values. I drove to the area to meet the sellers and drop off paper work and when I arrived they had already decided on a local realtor from their city. I was crushed and bummed because I know being local is not 100% reason to choose someone for this job. I wanted to show them how I work for them and all the marketing and information I assist with. I left empty-handed that day but I continued to watch the progress of the listing. 120 days or so later I saw the home is off the market and did not sell. I gave the homeowners a quick call but that had already left for Italy and their home was now vacant ! I then remembered I had an email for them. I quickly shot them a message asking would they be willing to give me a try. The home had now started to become a burden for them and it would I would be marketing it as a short sale. I had my hands full at this point but I still wanted the sale.
I sent them the papers and got started on the listing. This was a recent message received from the seller and it makes me feel everything I do is validated even if some sellers don’t say it.
Cool. Just gonna say it one more time, we appreciate you so much. You are responsive and on top of the market. I can’t express to you how much it helps calm my nerves knowing that you are keeping up with the market and are knowledgeable about what is going on. This experience is night and day, the communication, the marketing, the awareness of the market…all of it. I can honestly say that I trust your judgment and I no longer have the concern that I know more about selling a house than the realtor, which is a HUGE relief for me. I know I say it a lot, and trust me I am not usually effusive with praise, but I am so glad to have you right now.

How do you protect your self when buying one ? Foreclosed homes are discounted for a reason many times it because of the physical condition of the home and its less desirable due to the repairs needed. I find many times the basic home requirements that every home must meet to be able to get a loan on the home is neglected. These items are Roof, Wood rot, Broken Windows, Floor covering and these are just the repairs you can see. The next level would be structural in nature like sills, joist, and foundation issues.
Here are some good tips to help you when making a decision
Look at what happened prior to the foreclosure
GET AN INSPECTION ! No matter how handy you think you are you don’t want to be rebuilding the home from the foundation up.
Get a moisture and termite inspection ALWAYS. My biggest advice for anyone buying a home with a crawl is get someone to view the underneath. Ensure its going to be an aggressive inspection and ask for them to look at every inch. I have had “missed” damage in the past. Its not a good feeling to find that out after the sale.
Review the reports with Qualified contractors. Examine all aspects of the report or ask to take the contractors back to the house for estimates. If you can have each trade come to the inspection and take care of that at one time.
So your going to do all the repairs your self. Good luck on that, I hear this all the time about how handy someone is and they can do it all. I hate to tell you this but 90% of the time its not going to be something you can do and get the results of a professional.
If your planning on rehabbing and flipping homes then partner with the right people first so your investment is top notch and you can get top dollar when finished.
